Plumbing Business Valuation: What Is It Worth?
How to value a plumbing business in the US. Typical profit margins, SDE and EBITDA multiples, what membership plans are worth, add-backs buyers accept, and a worked example.
A working method for American plumbing owners. What margin buyers expect to see, how service, drain and new construction revenue are priced differently, and the arithmetic behind the number.
How much is a plumbing business worth?
A US plumbing business is worth roughly
2.5x to 4.0x seller's discretionary earnings
below about $500K of adjusted profit, and
above it, with membership and service-led companies at the top of that range.
Plumbing generally prices below HVAC at the same earnings, because fewer companies hold a contracted recurring base. Where a plumbing business also runs HVAC, buyers frequently pay more than for either capability alone. Bands are DealFlowAgent estimates, not a quotation.
Service and membership-led, EBITDA above $1M
Adjusted EBITDA margin buyers expect
Start from the filed tax returns
Three years of returns are what a buyer and an SBA lender both underwrite from. Unreported cash revenue cannot be credited by a lender at all, whatever it did for your income.
Establish whether you are on SDE or EBITDA
Below roughly $500K of adjusted profit, buyers quote seller's discretionary earnings with your own compensation added back. Above it, they deduct a market-rate manager and quote adjusted EBITDA. The two multiples are not interchangeable.
Add back genuinely discretionary spend, with evidence
Owner compensation above market, personal trucks, family payroll, one-time legal costs. Anything unevidenced is stripped out during a quality of earnings review, and it takes the price with it.
Separate service, drain, remodel and new construction
These carry very different margins and very different risk. Buyers rebuild gross margin per line, so a blended presentation invites a discount rather than avoiding one.
Normalise callback, warranty and vehicle costs
Warranty and callback work that recurs every year is not a one-time item. Vehicle replacement deferred for three years becomes capital the buyer has to inject, and they will price it.
Membership or service plan base
A written plan base with documented renewal converts an on-demand business into a partly contracted one. It is the clearest single route to a higher multiple in plumbing.
Service versus new construction mix
Service and repair demand is non-discretionary and repeats. New construction is cyclical, tied to housing starts, and priced closer to a project business.
Commercial contracts and framework work
Multi-year commercial maintenance, property management schedules and facilities frameworks are credited well above one-off residential calls.
Master and journeyman licenses, tenure and turnover. Capacity a buyer cannot retain is capacity they will not pay full price for.
Sewer inspection, lining and trenchless replacement carry higher margin and fewer local competitors, and buyers pay for the equipment and the trained crews together.
A real field service management system with clean job costing shortens diligence and shortens integration, and both show up in the offer.
Example, using round numbers
Illustrative arithmetic for a residential and light commercial plumbing company. The figures show the method rather than any business we have advised.
At this size the earnings sit close to the line between SDE and EBITDA pricing, and the buyer pool changes across it. Getting above roughly $500K of clean adjusted profit is often worth more than another year of revenue growth, because it changes who is bidding.
Owner compensation above a benchmarked market rate for the role
Personal trucks, fuel and insurance carried by the business
Family members on payroll who do not work in the business
One-time legal, settlement or professional costs with documentation
Non-recurring equipment financing penalties or facility moves
Cash jobs not reported on the tax return
Callback and warranty costs presented as one-time when they recur annually
Deferred vehicle replacement described as a cost saving
Owner add-backs with no salary benchmark supporting them
Below-market rent paid to a related party, which is normalised up
Uncollected receivables left on the balance sheet as if collectable
What profit margin should a plumbing business make?
Buyers generally expect 10 to 15 percent adjusted EBITDA margin from a well-run residential and light commercial plumbing company, and lower from new-construction-led businesses. Materially above that range invites scrutiny of whether maintenance, vehicle replacement or marketing has been under-spent, so an unusually high margin is tested rather than simply credited.
Is a plumbing business valued on SDE or EBITDA?
Below roughly $500K of adjusted profit you will be quoted on seller's discretionary earnings, typically 2.5x to 4.0x, and the likely buyer is an individual or search fund using SBA financing. Above it, buyers deduct a market-rate manager and quote adjusted EBITDA, typically 4.0x to 6.5x depending on how much of your revenue is service and membership rather than construction.
Why do plumbing businesses sell for less than HVAC businesses?
Mainly because fewer of them hold a contracted recurring base. HVAC maintenance agreements renew annually and pull replacement work through; plumbing demand is more often on-demand and event-driven. Plumbing companies that have built a real membership or commercial contract base close much of that gap.
Is it worth adding HVAC before I sell?
If it is genuine capability with its own technicians, licensing and service base, buyers do pay for a combined offering because it raises revenue per customer and improves route density. A recently bolted-on HVAC line with a handful of jobs behind it will not be credited, and it can distract from the core business during diligence.
How long does it take to sell a plumbing business in the US?
Six to nine months from signed mandate to closing is typical. Where the buyer uses SBA financing, lender underwriting rather than commercial negotiation usually sets the timetable, and clean tax returns are the single biggest determinant of how quickly it moves.
What should I fix in the year before selling?
Convert repeat customers onto a written service plan, document every add-back as you incur it, split your reporting so service, drain, remodel and construction can be seen separately, put a manager between yourself and daily dispatch, and clean up receivables. Those five items move price more reliably than anything available in the negotiation itself.
Can I find out what my plumbing business is worth confidentially?
Yes. The free written valuation report takes about a minute to start, applies the method on this page to your own numbers, and returns a range with the factors holding it down. Nothing is disclosed to any buyer, and there is no obligation to run a process.
